Two different jobs that look alike
A builders clean deals with adhesive residue, paint spots, protective film, plaster dust in ceiling voids and air paths, silicone smears, sticker residue on glazing and the fine dust that settles for weeks after trades leave. It is heavy, one-off and specialised. A routine service is designed to maintain an already clean space and neither the schedule nor the price contemplates any of that.
When they merge, the occupier ends up funding construction finishing through a cleaning contract, usually without realising. The clearest sign is a first month where the cleaner is visibly struggling and the building still does not look right. That is not a performance issue; it is the wrong service applied to the wrong condition, and it cannot be fixed by trying harder. It also sets an unrealistic benchmark for the routine service, since the standard achieved during a heavy clean is not one a nightly visit is designed to hold.
